    From the consmer perspective, here are the mistakes I see that drive lower ratings or force me to skip the booking all together. 1. Cheaping out on the couch! Hosts under estimate how a couch is the centerpiece of the home. No don't buy an antique or expensive furniture, but get a anything but cloth based. GROSS! If liquid can soak into the material DON'T BUY IT!!! Get second hand leather, leather match or even quality vinyl. Makes a huge impression and doesn't have to cost $2000. Get a real TV! These 32" to 42" TV's are a joke. I skip. A 55" Roku 4K HDR TV can be purchased for $379 at Best Buy!!! 50" is $349!!! Get a 50" TV or larger and it really livens up your space. And NO it doesn't cost a fortune anymore. 3. Clean the place! Too many people clean up so it looks ok in pictures or when you walk in, but a closer look reveals dirt, grime and hair on the floors and especially in the bathroom! Don't be lazy!!!

    As host I always answer within few minutes to hours of booking request, yet I don't see 100% response rate. As guests do not always place correct no. of guests I can not accept price until exact no. guests is placed at time of booking. I do not allow low pricing, as we could not pay staff & upkeep. Our area does not rent for less than $250/night per room. Our homes are well-priced below average & have great reviews asking for lower pricing would not allow us to maintain our high quality standards.

    As a super host and an interior designer, I've suggested to Airbnb that they should have an optional program that focuses on individual listings to improve their ratings and income. A win for hosts, guests and Airbnb. I would love to do this and think there would be a demand once hosts realize the benefits.
